There are a lot of signs, postcards and ads promising to buy your house for cash. Many buyers are honest. Some are not. Here is how to protect yourself.
Questions to Ask
- Are you the actual buyer, or will you assign the contract to someone else? Some companies put your house under contract and then try to sell the contract to another investor. Ask directly, and read the contract.
- Can you show proof of funds?
- Which title company will you use? A reputable local title company protects both sides and handles the money.
- How did you arrive at your offer? A good buyer will explain repair estimates and comparable sales.
- What deposit will you put down, and when can you cancel? Long inspection periods with a tiny deposit can tie up your house for weeks.
- Are there any fees taken out of my proceeds?
- Do you have local reviews and a real local presence?
Red Flags
- Pressure to sign today.
- Asking you to sign over your deed outside of a title company closing.
- Promising to "stop foreclosure" for an upfront fee.
- Offers that drop drastically right before closing with no new information.
